Gen3™

Product overview

What the OTIS Gen3™ is

The OTIS Gen3™ is a passenger elevator platform from OTIS. The brand describes it as a connected smart elevator built on the Gen2® architecture together with Otis ONE™ IoT, so the product pairs a passenger car and drive arrangement with remote monitoring of operating data. That places Gen3™ in the mainstream passenger segment rather than in the high-rise, freight or specialised categories.

OTIS lists residential, retail, office, hospital, hotel, mixed-use and infrastructure buildings among the segments it serves, and the platform is offered inside that range. For a buyer, the practical consequence is that Gen3™ is normally considered where a standard passenger duty applies: apartment buildings, hotels, offices, retail and institutional projects. Rated load, rated speed and travel are not fixed for the platform here; they are configured per project from the manufacturer's catalogue and from the traffic study for the building.

Where it fits in a project

Gen3™ is specified most often on mid-rise work where the elevator is part of a repeatable core: residential blocks, hotels, offices, retail centres, hospitals and clinics, and mixed-use schemes with a residential or commercial podium. Because infrastructure appears among the brand's segments, the platform also appears in transport and public building packages, where tenders add requirements on duty, finishes and monitoring.

It fits both new-build and modernization scopes. In new build the elevator is normally fixed at core-design stage, while shaft dimensions can still move; in modernization the existing shaft, pit and overhead constrain the choice, and the connected monitoring is often the reason to change platform rather than repair the old unit.

Buyers tend to ask for the same four things: a configuration that matches the traffic calculation, a documentation set that satisfies the local authority, a clear split of scope between equipment supply and installation, and spare-parts support after handover. On a multi-brand package, those four items are usually what the comparison turns on.

What to check before you specify it

Compliance and documentation

Two routes dominate export enquiries. For CE-marked markets the lift is designed and tested against EN 81-20 for safety rules and EN 81-50 for tests and examinations, with the manufacturer's type examination supporting the declaration of conformity. For China, GB 7588 is the governing safety standard, and units built for that market are documented against it.

Neither route travels automatically to a third country. Requirements of the destination country are confirmed by the buyer, and registration, import approval and inspection regimes differ widely; a CE file is evidence of conformity, not a licence to operate.

Documents normally required with a shipment include the type examination certificate for the model, the certificate of conformity for the units supplied, the packing list, and the test reports from factory testing. ElevApex does not issue these documents. We coordinate their collection from the manufacturing partner and check that the set matches the order before dispatch, and third-party inspection can be arranged where the buyer's contract or the destination authority requires an independent witness.

Supply, inspection and shipping

ElevApex is a multi-brand supplier, not a manufacturer. Equipment is sourced from Chinese manufacturing partners; our value is in matching the model to the project, holding several brands in one enquiry, and keeping documentation and logistics on a single schedule. There is no ElevApex factory; the nameplate on the unit is the brand's.

Before dispatch, factory testing is witnessed or documented to the inspection level agreed in the contract, and the buyer may nominate an independent inspector. Nameplate data, test reports and the inspection record should be checked against the purchase order at that point, because a mismatch is far cheaper to correct in the factory than after loading.

Packing follows the export route: components are crated by section, with guide rails, car panels and the controller separated, and fragile items such as landing doors and fixtures protected individually. Shipment is normally by sea freight, with the delivery term and the split of risk fixed in the contract. The usual nodes are handover at the factory or at the port, ocean transit, destination clearance, and inland delivery to site, and the site should be ready to receive crates before the vessel arrives.

Frequently asked questions

Is the OTIS Gen3™ a machine-room-less elevator?

The platform is described around the Gen2® architecture, but the machine-room arrangement is set by the project specification. Confirm the arrangement, shaft plan and overhead at enquiry stage.

What load and speed can I order?

This page does not fix load, speed or travel for Gen3™. Those values are configured per project from the manufacturer's catalogue and the building traffic study, and they are stated in the technical schedule of the offer.

Can ElevApex supply installation as well as equipment?

Supply-only and supply-and-install can both be discussed. Installation normally requires a locally licensed contractor, so the split of scope is agreed per project and written into the contract before order.

Will the unit carry a CE mark?

A CE route under EN 81-20 and EN 81-50 applies where the destination market requires it, and the applicable route is confirmed in the offer. Requirements of the destination country remain the buyer's to confirm with the local authority.

Can we inspect the goods before shipment?

Yes. Factory testing can be witnessed by the buyer or by a nominated third party, and third-party inspection can be arranged on request. The inspection record is issued with the shipping documents.
